A Mother-Daughter Team in the Birmingham Area

Jason Cook welcomed Kimberly Benefield and Caroline Grimes of Sweet Home Life to the Real Estate Insights Podcast for a lively conversation about working as a mother-daughter team, how to approach the market heading into the holidays, and why a home should reflect the people who live in it. Jason has known both women for years, and the warmth between all three made for an easy, funny interview.

Kimberly spent years in dental office management before real estate, where she jokes she sold root canals, crowns, and implants. She says people would much rather buy a house than a crown. She and Caroline later ran a catering company alongside the brokerage, and Sweet Home Life began in April of 2013. Kimberly is a big fan of Brian Buffini and his handwritten-note approach to referrals.

Growing Up in the Business

Caroline remembers her mother role playing client conversations in the car when she was about eight or nine. After high school she spent a year at Troy University, then decided to save her mother some money and get her real estate license instead. She took the exam at eighteen and had to wait until nineteen, the legal age in Alabama, to test. At twenty-one she moved to California for two and a half years with her husband during his active duty service, keeping her license inactive. They returned in 2023, and Caroline picked it back up. Today they are co-owners and talk about thirty times a day.

Complementary Strengths

Kimberly brings decades of experience, problem solving, and knowledge of the rules. She says she is known around the Gardendale area as the broker to the brokers, and she calls herself a professional firefighter for the issues that come up in transactions. She is also the nurturer for clients. Caroline brings a fresh perspective, social media skills, video, Canva, and an easy connection with younger clients and agents. The two generations make both clients and agents comfortable, since different people naturally go to each of them for different questions.

Advice for Sellers in November

Kimberly encourages sellers not to act out of fear and to do what is best for their family. If you need to sell, it is still a good time. Fewer buyers are out in November and December, but those who are shopping tend to be serious because they need to move. She cites Birmingham MLS numbers of roughly 6,300 homes on the market last month and only about 1,300 to 1,500 sales, so inventory is still high.

Her advice is to be the best priced and best looking home on the street, allow showings, keep the house ready, and use social media, video, and open houses to stand out. Overpricing is the one thing to avoid. She also recommends choosing repairs wisely, such as spending a few hundred dollars to clean nasty carpet, rather than fixing everything, and says price and strategy should be set together with a listening agent.

Advice for Buyers

Caroline says even in this market, well-priced and show-ready homes can attract multiple offers, as one of Jason’s borrowers recently experienced. For buyers wondering about timing and rates, she starts by connecting them with a good lender to run numbers, then helps them identify the non-negotiables in a home: layout, school system, and location. Cosmetic features like a hot pink wall can be changed later.

Live in Your Home, Then Stage It to Sell

The conversation takes a fun turn into décor. Caroline once told her mother that her home looked like a rental because it had no pictures or personality, so she gave her a collection of family photos. Kimberly has since become an estate sale enthusiast, and her house is now full of items with stories, including a giraffe named Longfellow. Her view is that a home should be your sanctuary and reflect your personality. When it is time to sell, you can tone things down so buyers can picture themselves there, but you should not be afraid to live in and love your home first.
